Job Title: Building Control Systems Specialist
Job Summary: EMC Services, an EMCOR Group Company, is seeking a Building Control Systems Specialist to support client sites throughout Massachusetts.
Duties and Responsibilities: This position is responsible for startup of building automation systems at commercial customer sites throughout MA. This is accomplished by working closely with the engineering department and field electricians and subs to ensure a completed project that meets customer’s schedule and requirements.
Ability to conduct Point-to-Point commissioning of controls by verifying the proper input or output signal is present at the controller (0-10vdc, 24vac, 4-zomA). Verifying the end device is operating properly (actuator is modulating, relay energize/de-energize) and conduct point-to-point check out utilizing a digital voltmeter and basic electronic theory
Assist in the loading and commissioning of all system and network-level controllers as required.
Assist in validation of complete system functionality and troubleshoot problems with subcontractors and other trades to ensure proper operation.
Develop software programs necessary to operate the system per the intent of the project requirements.
Develops complex software programs, commissions and troubleshoots to ensure proper operations of the building control systems using Johnson Controls Software tools.
Provides field change information to the project team for the creation of as-built drawings and software including actual equipment location and configuration network layout and addressing, and sequence of operation.
Responsible to report and handle problems and field conditions as part of job accountability
Accountable for completion of Functional Testing
Operate the HVAC equipment thru its full sequence of operations to insure correct programming. An understanding of HVAC systems (piping, duct work, and electrical) is needed to effectively complete the functional testing
Pay attention and verify safety interlocks that will prevent damage to equipment
Completes all job documentation as required and in a timely manner and work with graphics department to coordinate completion of systems graphics.
Develop and maintain a positive relationship with the Customer by focusing on superior customer service and remaining aware of customer’s attitude regarding the project.
Conduct the final project walk through with customer
Adhere to all federal, state and OSHA safety standards and requirements. High degree of regard to employee and subcontractor safety. Adhere to all required customer safety standards
Other duties and responsibilities as assigned
Qualifications:
Minimum of 5 years of experience in installing and / or troubleshooting control systems.
Demonstrated knowledge of the construction or HVAC industry.
Working knowledge of HVAC systems (piping, duct work, and electrical) and understand troubleshooting methods.
Experience working with DDC system software and excellent Microsoft program skills
Set-up IT networks as it relates to DDC control systems
Strong customer relation skills
Good communication and problem solving skills
Strong organization skills
Able to work independently
Ability to work in fast paced environment and manage multiple tasks at one time
Able to read blueprints and complete documentation and forms
Ability to travel from site-to-site locations
Ability to lift up to 75 pounds
Ability to work in all weather conditions, outside buildings, on roofs
Ability to work in confined spaces and maneuver in cramped quarters.
Must provide own hand tools required for commercial projects
