Description
The Real Estate Portfolio Manager is responsible for maintaining and optimizing the AMER leased data center portfolio through effective asset management, process improvement, and strategic decision making. This role will have the opportunity to participate in all facets of effectively managing a real estate portfolio including lease compliance, managing landlord/tenant relationships, tenant alterations, executing lease related documents, and driving overall strategy. Additionally, this role will have the opportunity to drive cost savings and avoidance while engaging in special projects and stretch goals. Requirements for this role include reading and interpreting lease language, lease negotiations, partnering with key stakeholders, and streamlining processes. The ideal candidate will also demonstrate strong written and verbal communication skills who can work independently and possess a high level of competence in performing a full range of portfolio management responsibilities.
Key job responsibilities
• Perform strategic portfolio analysis, supporting business stakeholders during the site exit and renewal process
• Define KPIs, track critical dates, and build mechanisms to track key portfolio metrics
• Perform CAM reconciliations and annual budget updates
• Drive portfolio optimization through process improvement, cost savings/avoidance, and standardized lease language
• Negotiate, draft, and manage lease related legal documents
• Partner and seek alignment with internal stakeholders including business development, legal, finance, and economic development
• Manage the landlord/tenant relationship through lease compliance, escalation, and de-escalation
• Ability to report on portfolio metrics, analyze data, and provide monthly/quarterly business updates

Basic Qualifications
• Minimum 4 years’ experience in portfolio management, asset management, and/or real estate transactions
• Ability to read and interpret lease language, understand critical lease dates, and effectively manage landlord/tenant relationships
• Strong written and verbal communication skills
• Ability to work independently on complex projects in an ambiguous, fast-paced environment
• Experience with lease administration software platforms
Preferred Qualifications
• BS/BA degree in business, real estate, or equivalent work-related experience
• 5-7 years of demonstrated experience in portfolio management, asset management, and/or real estate transactions
• Experience in lease administration software platforms such as Tango or equivalent
• Experience using real estate pipeline management tools such as Salesforce or equivalent. Experience using data visualization platforms such as Power BI, Tableau, or equivalent. Experience enforcing lease compliance and managing lease negotiations

Our compensation reflects the cost of labor across several US geographic markets. The base pay for this position ranges from $69,600/year in our lowest geographic market up to $148,800/year in our highest geographic market. Pay is based on a number of factors including market location and may vary depending on job-related knowledge, skills, and experience. Amazon is a total compensation company. Dependent on the position offered, equity, sign-on payments, and other forms of compensation may be provided as part of a total compensation package, in addition to a full range of medical, financial, and/or other benefits.
