Work involves operation, maintenance, and repair of mechanical and electrical / DDC control systems and components of HVAC equipment including steam and hot water boilers, and cooling towers in medium and large buildings. Required to learn and apply the developing technology of microprocessor control systems as they are installed in the different facilities. Works under general supervision, with limited latitude for the use of initiative and independent judgment. ESSENTIAL DUTIES / RESPONSIBILITIES: 1. Overhaul, remove and replace, and/or repair air conditioning, heating and ventilation equipment. Make necessary adjustments to parts and equipment to attain maximum equipment efficiency during operation. 2. Repair, inspect and maintain steam and hot water boilers, and all auxiliary steam and hot water equipment. Monitor boiler water and chemicals and make adjustments to the equipment as needed. 3. Install or remove and replace electrical control wiring and high voltage wiring within the equipment, sometimes while current is flowing. Remove and install damper motors, actuators, thermostats, humidistats, and all other associated equipment. 4. Monitor direct-digital-control (DDC) software unique to each piece of HVAC equipment to allow computer monitoring and remote adjustments for comfort and precision cooling and heating. 5. Perform scheduled preventive maintenance services on equipment. 6. Test refrigeration equipment to determine if there are leaks and to locate and repair sources of recognized leaks. Adjust expansion valves and add refrigerant to air conditioning systems as needed. 7. Maintain records and prepare correspondence and reports (manual and computerized) related to work orders, repairs, installations, service, and Environmental Protection Agency (EPA) compliance. 8. Attend special training sessions, read manuals, and question vendor representatives to learn the technology, capabilities and limitations of new types of controls (e.g. microprocessor, pneumatic, DDC). 9. Travel to remote Department facilities, work hours beyond and other than normal work hours including holidays and weekends, and respond to off-hours call-ins. 10. May train others 11. Perform other duties as assigned. Qualifications: GENERAL QUALIFICATIONS and REQUIREMENTS: Education Graduation from High School Diploma/equivalent. Degree in HVAC is preferred. Experience Minimum of four (4) years full time progressively responsible work experience operating, servicing, and repairing HVAC and boiler equipment in commercial or residential facilities (commercial preferred), including the following:a. Considerable knowledge of HVAC equipment and systems, and ability to diagnose malfunctioning units and perform maintenance on all types of HVAC and refrigeration equipment.b. Skill in the use of analog and digital volt, ohm and amp meters and troubleshooting electrical systems, identify components and repair, and in the use of hand tools, power tools and special tools of the trade.c. Knowledge of HVAC Refrigeration codes (Uniform Mechanical Code). Ability to comply with TDLR laws and regulations as it pertains to steam and hot water boilers as well as EPA standards as it applies to refrigerants. Knowledge and proficiency in the tools and terms of the trade.d. Skill in working from blue prints and sketches - follow instructions and plans in written or oral form.e. Ability to estimate materials and labor on HVAC and refrigeration jobs. Licensure and/or Certification ACR Contractor license through Texas Department of Licensing and Regulation (TDLR) (HVAC Class A or B License). EPA 608 Type 3 or Universal certification required and/or obtained within six (6) months of employment. R410A Refrigerant certification required and/or obtained within six (6) months of employment. Regulatory Knowledge Working knowledge of, or the ability to rapidly assimilate information related to TXDPS, State and Federal regulations, legislation, guidelines, policies and procedures. Able to develop plans, policies, and procedures for efficient workflow and overall effectiveness. Research and Comprehension Must demonstrate ability to quickly and efficiently access relevant information, and be able to utilize and/or present research and conclusions in a clear and concise manner. Analytical Reasoning/Attention to Detail Must demonstrate an ability to examine data/information, discern variations/similarities, and be able identify trends, relationships and causal factors, as well as grasp issues, draw accurate conclusions, and solve problems. Technology (computers/hardware/software/operating systems) Must possess appropriate levels of proficiency with utilized software and systems and be able to learn new software/systems. Demonstrated proficiency with Microsoft Office Suite (Word, Excel, PowerPoint, Outlook).
