Your day at NTT DATA

The Site Development Specialist will engage with multiple sets of external companies, city or government entities, investors, brokers as well as multiple internal divisions to drive incremental deadlines for long duration projects. Focusing on the due diligence and development of purchased sites to prepare them for construction. These activities include rezoning, re-platting, annexation, securing new easements, negotiation with landowners, working with brokers and local authorities. You must be comfortable leading large headcount calls and driving all development activities. Bringing power to the site is often the focus, working with local power companies for the path to power is critical. Ability to secure due dates from external groups and execute on them, to keep overall dates on track. Travel to cities is required to establish and maintain relationships.

This person will provide due diligence support for new acquisitions: greenfield, brownfield, retrofit or expansion of existing facilities. The focus is to support the preliminary vetting of sites. Due diligence may also include market identification, Investment Committee recommendations for acquisition/divestment.

This position handles information of a highly confidential and critical nature, including creation and management of letters of intent and purchase sales agreements. Individual must possess excellent communication and interpersonal skills to interact with all levels of the company, as well as external vendors, clients, and outside counsel.

What you'll be doing

ESSENTIAL DUTIES & RESPONSIBILITIES

  • Provide solutions and timelines for long-lead issues associated with site development to include, but not limited to: economic development incentives, energy and other utilities, network connectivity, rezoning and subdividing as appropriate, and other items identified by the due diligence team.

  • Assist with feasibility discussions and contract negotiations with service providers, property owners, economic development agencies and local authorities to support the company expansion strategy and the site selection effort in conjunction with the Real Estate and Facilities and Pre-Construction teams.

  • Aid Real Estate & Facilities negotiations on: Letters of Intent, Purchase Sale Agreements for land or buildings, utility contracts and load letters (including water & sewer), and other site-specific agreements with the Authorities Having Jurisdiction (AHJs).

  • Partner with internal stakeholders including capacity planning, critical facilities operations, design and construction, real estate and facilities, legal, finance, and direct contract consultants (such as Civil Engineer).

  • Facilitate with Asset Management any relationship with community and AHJ leaders that support our data center campuses; continue to further those relationships over time to ensure seamless transition to new agreements when existing agreements expire.

  • Review real estate contracts to determine Company obligations are met.

  • Track external data center real estate activities in the Americas.

  • Maintain, monitor, and update internal real estate databases.

  • Maintain knowledge, documents, and deadlines for State and local incentives.

  • Strong interpersonal skills: ability to coordinate activity with multiple business stakeholders.

  • Attention to detail with superior organizational skills; excellent time management skills with proven ability to deliver on tight timelines.

  • Superior analytical rigor and creativity required to present financials and technical due diligence, including alternatives that are data based, to drive tangible value to the business.

  • Ability to develop and manage project schedules, identify risks, and clearly communicate them to project stakeholders; along with mitigation plans to the management.

  • Computer efficiency to include the utilization of Microsoft programs such as Excel, Power Point, Outlook and Teams

  • Able to work in a team environment or independently.

  • Must be capable of handling multiple projects simultaneously with little supervision.

  • Manages stress and/or fast pace effectively.

  • Ability to communicate effectively with verbal, visual and listening skills.

  • Ability to be highly confidential.

EDUCATION & EXPERIENCE

  • Bachelor’s degree in business related field

  • A minimum of three to five years’ experience in one or more related field: real estate, government, legal or electrical power supply field

PHYSICAL REQUIREMENTS

  • Operate computer, peripherals, and other office equipment.

WORK CONDITIONS & OTHER REQUIREMENTS

  • This role is remote with on-camera calls daily. The ability to travel to view sites, meet with contractors and local officials is required.

  • 25% to 50% travel possible.

  • Most possess a current, valid state-issued driver’s license.

This is a remote position that requires reliable internet connection and electricity. A monthly stipend is provided to cover expenses associated with working remotely and use of a personal mobile device, if applicable.

NTT Global Data Centers Americas, Inc. offers competitive compensation based on experience, education, and location. Base salary for this position is $ 89,600- $ 128,200.

All regular full-time employees are eligible for an annual bonus; payout is dependent upon individual and company performance.
