Akeela, Inc. Facilities Maintenance Manager in Anchorage, Alaska

Akeela Development Corp (ADC) is the not-for-profit owner of approximately 50,000 sq. ft. of commercial facility space that is leased to a major behavioral health services provider located in Anchorage, Alaska. The facilities house residential and out-patient treatment service programs, and corporate administrative and headquarters offices.

Position Summary:

The Facilities Maintenance Manager (FMM) is responsible for the preventive, reactive and predictive maintenance of all facilities and building systems.The FMM leads the day-to-day maintenance and repairs, supervises a growing team of staff technicians and contractors, and ensures that all facilities remain in good operating condition compliant with health, safety and regulatory standards. The FMM will be professional, client-focused and able to work in a diverse and dynamic healthcare environment. The successful applicant will have strong technical skills and a working knowledge of trade crafts. Of equal importance, they will demonstrate the soft skills of empathy, integrity, resilience, well-defined personal boundaries, pride in their work, and an eye for detail. In addition to the direct supervision of maintenance services, the FMM will play a key role in our entrepreneurial effort to expand our capacity in facility maintenance, renovations, retrofits, and light construction fields.

Essential Duties and Responsibilities:

(Other duties may be assigned).

  • Responsible for the preventative, reactive and predictive maintenance of all ADC facilities and their collective building systems.
  • Utilize a CMMS to process and prioritize preventive and reactive maintenance requests, prepare schedules and assign work, and monitor work in progress.
  • Day-to-day supervision, instruction, training, and coaching of maintenance techs. Assists techs as necessary and supplement their efforts as needed.
  • Establishes work methods and procedures to ensure safe working conditions and efficient operations. Enforces company-adopted safety protocols, rules and regulations.
  • Approves routine purchases, monitors expenditures, maintain inventories and investigate irregularities.
  • Maintain internal controls to safeguard the accountability and condition of tools, equipment, materials and supplies inventories. Keep shop and storage areas safe, clean and organized.
  • Participate in personnel actions including evaluations, discipline, hiring, promotions, transfers and terminations.
  • Must exhibit sound judgment, tact, courtesy, and have excellent rapport with staff members. Establish and maintain effective work relationships with superiors, subordinates, co-workers, our clients, and the public.
  • Serve as the 24-7-365 primary contact for all facility related emergencies.

Secondary Duties and Responsibilities:

  • Develops, recommends, and implements preventative maintenance programs as required.
  • Determine which work will be outsourced and facilitate its execution.
  • Coordinates operations with other company units, clients and contractors to minimize conflicts, confusion and delays.
  • Manage external preventive maintenance contracts and services for building systems and equipment.
  • Develop and maintain a preferred list of contractors, material suppliers, and equipment rentals.
  • Participates in developing organizational policies, procedures and protocols and assists with the annual operating and capit l budgets.

Beneficial Knowledge, Skills and Abilities:

  • Working knowledge of CMMS software, preferably MaintainX CMMS.
