Job Summary

The Facility Maintenance Manager will direct, track, coordinate, and oversee the efforts of a 19-person staff, to include repair services such as building structure; grounds & landscaping; warehouse and dock operations interior services and minor construction; roadways; inventory management and control; and specialized vendor services.

Primary Duties

  • Manage carpentry/maintenance services which includes scheduled and unscheduled tasks such as furniture repair, minor construction and repair projects (Indefinite Delivery/Indefinite Quantity), full fabrication, door repair, installation of locksets, painting & patching, drywall repair and installation, carpet and ceiling tile repair, parking structure maintenance & repair, roadways, and building envelope and structure maintenance.

  • Manage a loading dock crew that receives all deliveries to the Mark Center. Responsible for receiving and transporting approximately 300 tons of goods annually. Manage parcel & package delivery services to tenants within 24 hours of receipt for all FedEx, UPS, and DHL packages received.

  • Manage grounds maintenance for the 16-acre campus including grass, trees and shrubs, bedding plants, leaf removal, landscape bed maintenance, two green roofs, cleaning of two multi-story parking structures, inspection and cleaning of roof drains, and the clearing of snow and ice on all walkways. Maintenance must adhere to LEED Gold environmental standards.

  • Manage and oversee the scheduling, payment, and quality assurance for approximately 17 service vendors performing a wide variety of specialized services (e.g., elevators & escalators, roof inspections and repairs, storm drain/system cleaning and inspection, pest management, waste management, snow & ice clearing operations, and others). Lead development of the scopes of work, finding new vendors when required, and participate in the award of contracts. The service agreements with the vendors are valued at approximately $0.9 Million annually.

  • Manage inventory services including receive, account for, store, and issue inventory for the BOS contract. Work closely with purchasing personnel to ensure timely requisition and strict accountability throughout the supply chain life cycle. Responsible for inventory control to include oversight of audits on the bench/attic stock, and an annual inventory of all durable tools and goods used by BOS personnel.

    Additional Responsibilities

  • Furnish Daily, Weekly, and Monthly reports of site facility activities.

  • Perform quality assurance or quality control (QA/QC) inspections as the situation dictates. Some are done directly by this position, and the rest by staff. Report on findings.

  • Perform and lead mission essential functions in response to weather events and/or other significant events that may occur at the Mark Center (e.g., snow and heavy rain events, hurricanes). Includes performing services, providing personnel and coordinating vendors for emergency response activities.

  • Perform other responsibilities as assigned.

    Qualifications: Education, Experience, and Certification(s )

  • Required: High school diploma or General Educational Development (GED).

  • Preferred: Bachelor’s degree from an accredited university in a related field.

  • Required: 5-10 years of experience in facility maintenance.

  • Required: 2 years of supervisory experience or demonstrated leadership in facility maintenance management at a facility of a similar scope, size and complexity as the Mark Center.

  • Preferred: Professional experience working in one of the trades (e.g., carpentry, electrical, plumbing).

  • Must be able to pass criminal and drug screening processes to meet current Company and/or government requirements that apply to or become applicable to this position.

  • Per contract, a valid driver’s license and good motor vehicle record (MVR) are required.

    Knowledge, Skills, and Abilities

  • Knowledge of facility repair techniques, tools, and building trades. Ability to read and interpret building drawings.

  • Superior organizational skills, detail oriented.

  • Time management – effectively and efficiently manage one’s own time and the time of others to meet deadlines.

  • Communication — Very strong oral and written communication skills.

  • Computer literacy — Requires strong computer literacy including the MS Office Suite (Excel, Word and PowerPoint). Understanding and ability to use a Computerized Maintenance Management System (CMMS) such as Maximo, and other software as required.

  • Ability to coordinate and direct personnel, lead teams, and work independently with minimal guidance or supervision.

  • Problem Solving: Ability to avoid as well as solve problems; be innovative and proactive; use critical thinking skills; and foster an environment of continual improvement.

  • Ability to create and interpret graphs. Perform trend analysis based on Maximo data and draw valid conclusions.

  • Must possess the ability to solve a variety of maintenance, logistical, and customer service-related challenges in a timely manner and respond appropriately to queries from the government customer.
